About this Rental Agreement (Bangalore)
Bangalore has one of India's most active residential rental markets, driven by a large tech and startup workforce. Rental agreements in Bangalore are typically executed as 11-month Leave and License Agreements under the Karnataka Rent Act, 1999 and are registered at the Sub-Registrar's office where required. Karnataka stamp duty for an 11-month lease is 0.5% of the average annual rent plus advance, subject to a minimum, and e-stamping through Stock Holding Corporation of India (SHCIL) is the norm. Bangalore leases customarily carry a 10-month security deposit, a 1-month notice period after a 6-month lock-in, and a 5% annual escalation clause. This sample can be adapted for HSR, Koramangala, Indiranagar, Whitefield and other Bangalore neighbourhoods.

Frequently asked questions
What is the stamp duty for a rental agreement in Bangalore?
Karnataka charges 0.5% of the total consideration (average annual rent plus security deposit). E-stamping through SHCIL is the standard method.
Is 10 months security deposit legal in Bangalore?
Yes. Karnataka has no statutory cap on residential security deposits, and 10 months has historically been the market norm — though 3–6 months is increasingly common in newer buildings.
Do I need to register a Bangalore rental agreement?
For 11-month leases, registration is optional but strongly recommended. For anything above 11 months it is mandatory under the Registration Act, 1908.
What is the standard lock-in period in Bangalore?
6 months is the common lock-in for residential leases in Bangalore, with 1-month notice thereafter. Commercial leases often carry longer lock-ins.
Can the landlord increase rent every year?
Yes, if an escalation clause is included. Bangalore leases typically build in a 5–8% annual escalation on renewal.
