About this Rental Agreement (Mumbai)
Mumbai's rental market operates under the Maharashtra Rent Control Act, 1999, and all Leave and License Agreements in Maharashtra are mandatorily registered under Section 55 of the Act — failure to register can attract a fine and imprisonment for the landlord. Maharashtra stamp duty is 0.25% of the total consideration (average annual rent plus security deposit multiplied by the lease term), and registration is done online through the Department of Registration and Stamps (IGR Maharashtra). Mumbai landlords typically ask for a security deposit of 2–3 months (much lower than Bangalore), and a lock-in of 6 months with 2-month notice thereafter. This sample follows the mandatory Maharashtra format and includes the required e-registration clauses for South Mumbai, Bandra, Andheri, Powai and other Mumbai localities.
