About this Rental Agreement (Delhi)
Delhi rental agreements are governed by the Delhi Rent Control Act, 1958 (for older tenancies) and by the general Indian Contract Act, 1872 for modern 11-month Leave and License Agreements. Delhi does not require mandatory registration for 11-month agreements, and stamp duty is typically 2% of the average annual rent — e-stamped through Stock Holding Corporation (SHCIL) Delhi. Delhi landlords across South Delhi, Gurgaon fringes and Noida commonly ask for a 2–3 month security deposit, a 1-month notice period, and clear allocation of MCD/DDA maintenance and water bills. This sample suits DDA flats, builder floors and independent houses across Delhi NCR.

For 11-month agreements, registration is optional. For anything exceeding 11 months, registration is mandatory under the Registration Act, 1908.
Is police verification of tenants mandatory in Delhi?
Yes. The landlord is required to file tenant details with the local police station or through the Delhi Police tenant verification portal.
How much security deposit is common in Delhi?
2–3 months' rent is standard across Delhi NCR, significantly lower than Bangalore's 10-month norm.
